Front Extension Rebuild | Romford

Project Overview

This comprehensive building project involved the demolition of an old, failing front porch and the construction of a brand new, modern front extension. The objective was to replace the dated structure with a larger, fully insulated, and structurally sound extension, finished with a new roof and contemporary cladding to completely modernise the front elevation of the property.

Before: The original front porch roof was at the end of its life. The tiles were covered in moss and lichen, and the underlying structure was failing. The porch itself was small and dated. The client wanted to create a more substantial, modern, and thermally efficient space.

After: The property now benefits from a stylish and substantial new front extension that is both beautiful and practical. The dark cladding provides a sharp, modern contrast with the rest of the house, and the new roof ensures it is warm and weatherproof.

The Process

  1. Demolition & Preparation
    • The first step was to carefully dismantle and remove the entire old porch structure and roof, taking it back to the main wall of the house. The foundations were then prepared for the new, larger footprint.
  2. Structural Work
    • A new timber frame was constructed for the walls, and blockwork was built up to create a solid structure. The new framework was designed to incorporate a new window opening.
  3. New Roof Construction
    • A new pitched roof structure was built with new rafters and insulated to meet modern building regulations.
  4. Roofing & Weatherproofing
    • The new roof was covered with a breathable membrane, fitted with new battens, and tiled with modern, dark grey tiles to match the main roof. New lead flashing was installed to ensure a perfect, watertight seal against the house wall.
  5. Cladding & Finishing
    • The exterior of the new extension was finished with stylish and low-maintenance composite cladding in a contemporary dark grey. A new window was installed, and the interior was prepared for final finishes.
  6. Site Clearance
    • All construction debris was removed, and the site was left clean, tidy, and ready for the client to enjoy their new space.
