Leadwork & Soakers Installation | Maldon

Project Overview

Our team was recently called to a property in Maldon to carry out essential leadwork and soaker replacements around a large brick chimney stack. The existing lead had become cracked and deteriorated over time, allowing water to penetrate and cause damp issues. To restore the roof’s watertight protection and preserve the property’s structure, we completed a full renewal of the leadwork and soakers, ensuring long-term performance and durability.

Before: The old lead flashing was visibly damaged and poorly sealed, with cracks and corrosion evident along the upstands. The original soakers had also shifted beneath the slates, compromising the weatherproofing and leaving the brickwork exposed to the elements.

After: The finished result is a clean, modern installation with fully weatherproofed leadwork that complements the traditional brick chimney. The new soakers and flashing will protect the structure from leaks for years to come, restoring both function and appearance.

The Process

  1. Inspection & Preparation 
    • We began by carefully assessing the condition of the existing leadwork and removing any damaged or corroded sections. The area was cleaned and prepared for new installation. 
  2. Leadwork Removal
    • Old flashing and soakers were stripped back from the chimney and roof junctions. Any loose mortar and debris were cleared to create a clean surface for new fixings.
  3. Soakers Installation
    • We installed new code 4 lead soakers beneath each slate course, ensuring correct overlap and alignment for optimal water flow and protection.
  4. New Lead Flashing
    • Fresh code 5 lead flashing was expertly dressed, chased into the brickwork, and secured using lead wedges and sealant to prevent moisture ingress. 
  5. Pointing & Finishing
    • Once the leadwork was fitted, we repointed the joints with high-quality lead sealant and mortar to complete a neat and professional finish.
  6. Final Inspection
    •  The completed leadwork was inspected to ensure a seamless fit with the existing slate roof and proper drainage down the roof slope.
