New Roof Installation | Essex

Project Overview

This project was a complete re-roofing of a semi-detached house in Essex. With the existing roof covering having reached the end of its natural lifespan, our mission was to strip it entirely and install a modern, high-performance system. The scope included fitting a new breathable membrane, all new treated battens, new tiles, and finishing with a maintenance-free dry ridge system to provide ultimate protection and a sharp new look.

Before: The property’s roof was showing clear signs of ageing. The tiles were discoloured and brittle, and widespread moss growth pointed to moisture retention issues that could lead to future problems. The overall appearance was tired, and a full replacement was the best long-term investment for the homeowner.

After: The rich colour of the new tiles and the clean, sharp line of the dry ridge system give the house a modern and well-maintained appearance. The homeowners can now rest assured they have a robust, weatherproof, and attractive roof for decades to come.

The Process

  1. Safe Access & Preparation
    • The project began with the erection of comprehensive scaffolding, creating a safe and efficient working environment for our team and ensuring the property below was protected.
  2. Stripping Back to Rafters 
    • Our crew systematically stripped the entire roof, removing all old tiles, battens, and the original felt. This process took the structure back to the bare timber rafters.
  3. Structural Health Check
    • With the roof skeleton exposed, we conducted a thorough inspection of all timber rafters to ensure they were structurally sound and free from any rot or damage before proceeding.
  4. Installing the Under-Layers 
    • A new, high-performance breathable membrane was laid across the rafters to act as a secondary water and wind barrier. Following this, new treated timber battens were fixed at precise intervals. 
  5. Laying the New Tiles  
    • High-quality concrete tiles were carefully laid, starting from the eaves and working up to the apex. Each tile was correctly fixed to ensure a secure and uniform covering. 
  6. Fitting the Dry Ridge System  
    • Instead of traditional mortar, we installed a modern, mechanically-fixed dry ridge system. This provides superior durability and ventilation and is maintenance-free.
  7. Completion & Cleanup
    •  After a final quality inspection, the scaffolding was dismantled, and the entire area around the property was meticulously cleaned, leaving it spotless.

Conclusion
