Project Overview

This project involved a complete roof replacement for a semi-detached bungalow in Southend. The objective was to strip the roof back to its rafters and install a completely new, modern roofing system, ensuring decades of protection and a huge boost to the property’s kerb appeal.

Before: The tiles were old, covered in moss, and had lost their protective coating, making them porous. The overall appearance was tired and dated, detracting from the otherwise well-maintained property. A full replacement was the most effective long-term solution.

After: The transformation is amazing. The new tiles and dry ridge system not only look fantastic but provide superior protection against the elements. The new roof has completely revitalised the look of the home.

The Process

  1. Scaffolding & Safety 
    • Full scaffolding was erected around the property to ensure safe access for our team and to protect the property.
  2. Stripping the Roof
    • The team systematically stripped off all the old roof tiles, ridge tiles, battens, and the old roofing felt, taking the roof right back to the original timber rafters.
  3. Rafter Inspection
    • Once stripped, the timber roof structure was thoroughly inspected for any signs of rot or damage. Any necessary repairs would be made at this stage.
  4. Installing New Breathable Membrane & Battens 
    • A new, high performance breathable membrane (felt) was laid over the rafters. This acts as a secondary line of defence against wind and rain. New, treated timber battens were then fixed in place, ready for the new tiles. 
  5. Tiling 
    • New, high-quality concrete tiles were laid, working from the eaves up to the ridge. Each tile was carefully positioned and fixed according to manufacturer specifications. 
  6. Installing Dry Ridge System 
    • A modern, mechanically fixed dry ridge system was installed. This involves screwing the ridge tiles into place rather than using mortar, providing a more durable, maintenance-free, and secure finish.
  7. Site Clearance
    •  Upon completion, the scaffolding was removed, and the entire site was cleared of all debris, leaving the property immaculate.

Conclusion
