Re-Bedded Verge | Leigh-on-Sea

Project Overview

This project addressed the failure of the mortar bedding on the verge of a front entrance porch. The primary goal was to restore the structural integrity and weatherproofing of the roof edge by removing the old, degraded mortar and re-bedding the tiles, thereby enhancing the property’s overall appearance and safety.

Before: The original mortar on the porch verge was in a state of severe deterioration. It was visibly crumbling and had created significant gaps between the verge tiles and the roof structure. This left the tiles loose and insecure, posing a direct risk of water ingress, potential pest infestation, and the possibility of tiles dislodging in high winds. The overall look was untidy and detracted from the property’s kerb appeal.

After: Following the completion of the work, the porch verge is now structurally sound and aesthetically pleasing. The tiles are securely fixed in place with a strong mortar bond, eliminating all previous risks. The clean, professional finish has significantly improved the appearance of the entrance, providing a smart and welcoming look to the home.

The Process

  1. Preparation & Safety
    • The first step was to establish safe working access using ladders and platforms. The area below the porch was protected to prevent any damage to the driveway or surrounding plants from falling debris. The verge tiles were then carefully lifted and inspected for any cracks or damage before being set aside for re-use.
  2. Hacking Off & Surface Preparation
    • All of the old, failed mortar was meticulously hacked off using a hammer and bolster chisel. It is crucial to remove all loose and friable material to get back to a sound, solid base. The underlying roof felt and battens were inspected for any signs of water damage or rot before the surface was brushed down to remove all dust and debris.
  3. Mixing & Applying New Mortar
    •  A durable mortar mix was prepared. This mix provides excellent strength and weather resistance. The fresh mortar was then skilfully applied along the verge, creating a full, solid bed for the tiles to sit on.
  4. Re-Bedding & Aligning Tiles
    •  Each tile was pressed firmly into the wet mortar, ensuring full contact and adhesion. Great care was taken to ensure the tiles were perfectly aligned with the rest of the roof and set with the correct overhang. This is vital to direct rainwater into the gutter and away from the fascia boards.
  5. Pointing & Finishing
    •  Once the tiles were in place, the mortar was expertly pointed and struck off with a trowel. This process compacts the mortar, creating a smooth, dense, and waterproof finish that seals the edge of the roof against the elements and provides a sharp, clean aesthetic.
  6. Final Inspection & Site Clearance
    •  A final inspection of the completed verge was carried out to ensure the finish met our high standards. The work area was then thoroughly cleaned, all debris was bagged and removed from the property, leaving the site clean and tidy.

Conclusion

The re-bedding of the porch verge was a complete success. By addressing the failed mortar, we have not only restored the safety and weatherproofing of the roof but have also provided a lasting aesthetic improvement to the property. The client was left with a secure, durable, and visually appealing entrance to their home.
